A RETROSPECTIVE planning application has been submitted to the council to keep a newly built outbuilding in Newcastle Emlyn.

The application was submitted by D Parkinson for the outbuilding which is located at a property on the C1285 in Newcastle Emlyn.

Work began on the building – which is a replacement outbuilding for one that was previously demolished – on December 1, 2022.

In a supporting statement visible on the application, it states that the original outbuilding was best described as ‘eclectic’ with a range of contrasting materials used in its construction. The outbuilding was deteriorating and did not contribute to the overall general amenity. A lot of damage caused to the building was from hydrological pressure of the raised garden area that was bearing down on the structure, and a lack of drainage and tanking.

The replacement outbuilding measures around 9.7metres by 5metres and is roughly the same size as the original building.

The replacement building was – at the time of the application – nearing completion and is built on the same space as the original and is around 5metres from the main building. It has 60 square metres of internal floor space, as well as a stairwell and external covered porch.

The outbuilding would be used as a storage space for items including tools, animal feed, paint and small machinery, with the first floor used as an artist or craft studio to take advantage of the natural light that would be available.

There will also be parking at the building.

The application is partially covered by rights in the Town and Country Planning (General Permitted Development) Order 1995 and the building will be used incidentally to the main building.
