Soil Types and Land Classification

The majority of the land is classified as Grade 4 with some areas of Grade 5 according to the Agricultural Land

Classification Maps. The soils in lot 1 may be described in part as slowly permeable seasonally wet acid loamy and clayey soils, and in part as freely

draining acid loamy soils over rock. The soils in lot 2 may be described as freely draining acid loamy

soils over rock.

Method of Sale and Lotting

The property is offered for sale as a whole or in up to two lots as identified on the sale plan. The Vendor's preference is a sale of

lot 1 prior to lot 2 or alternatively a sale of the whole. Cross rights and reservations may be imposed and granted for the provision of access, maintenance, services, and other rights
