A DEPARTURE from a “much more radical design” led a homeowner to get approval from Ceredigion Council’s planning committee.

A bungalow in an elevated position on Lewis Terrace with sea views in New Quay will now be demolished and replaced with a two-storey house.

Ceredigion County Council’s development control committee approved the plan, in line with officer recommendation, on October 10.

New Quay Town Council had objected to the plan, stating it was not in-keeping with the surrounding area, which was reiterated by local member Cllr Dan Potter.

There were also concerns about loss of light and privacy as well as disruption during construction.

The site is outside the seaside destination’s conservation area but visible from New Quay pier “along with numerous listed buildings and iconic terrace properties.”

Planning agent Roger Bell told the committee that a survey of the bungalow deemed it “unviable for repair” so a plan was prepared.

“The first proposals were much more radical in design,” he added. “This is not another holiday home, the applicants plan to live there permanently.”

Changes include a pitched roof and removal of a wrap-around balcony.

The front of the building will be mainly glazed to make the most of the views and plans also include underground parking off street level.

Cllr Peter Davies said he noted the comments against the application but moved approval in light of there being no planning policy issues.
