There are lawned gardens near the house with most of the outbuildings within close proximity to the house which includes the Timber Cabin and Stone Outbuilding with conversion potential (subject to any consents)

There was previously consent to extend the original house and foundations were dug but filled back in but it might be possible to continue with this if that were of interest, again please discuss when viewing.

The little ruin Ty Isaf is situated several hundred yards away in one of the lower paddocks.

A river runs along the entire boundary lower down in the valley.

The Land

There is some 33 Acres or thereabouts of predominantly pastureland all in one block and is a combination of gently sloping with some flatter areas interspersed.

If greater crop yields were required from the land in future then it may be beneficial to reseed the land at some stage.

The Access Track

There is a long stone access track to Cynheidre Uchaf and partly along the track a local farmer has a track that cuts across the track to the house, at this point there are two gates which have to be opened and closed to prevent any potential issues with livestock getting out. Our client has an agreement (see below) to put in remote opening gates at these points to ease access, especially in inclement weather. Please discuss with our client when viewing. Please note we are advised by our clients that, as is very common in Wales, a footpath runs up the track.

Track Information 2

AS WRITTEN BY OUR CLIENT; There is an easement/right of way from the main road up to the last gate, Gate 3, our Boundary gate.

We have been to court 3 years ago with the owners of Tir Emmanuel to address the provision regarding, width, maintenance, repair, and ownership of the gates., as our Deeds did not include any provisions regarding this.

We are pleased that Cynheidre Uchaf comes with the benefits of an Order included in the Deeds allowing: us to Electrify/Solar panel the 3 gates over the Right of Way - Agreement also to concrete part of the Right of Way , along with a clear understanding benefitting Cynheidre Uchaf with regards to width and maintenance there of. (We see this as like getting a full MOT on the Right of Way so any future owners will have clear guidance) and encounter no access problems.

We did return to court last September 2020 to vary the order, as the 12 foot gate was granted to allow easier access as it is on a slight bend. As the original order agreed to a width of 10 ft along the whole of the right of way it did not incorporate for the swing of the new 12ft gate. There is now clear wording in the amended Order to the benefit Cynheidre Uchaf for the allowance of this with, included on the Deeds.

The only restriction to the right of way from gate 2 to gate 3, is a height of 15ft, which can be cut from standing on the right of way. We asked in court for 20ft but were granted 15ft and so this is a fair height anyway which causes no access problem."

As of 15/7/21 we have included a picture on our details of the notice that has been put up on the entrance gates of the lane by the owners of Tir Emmanuel (farm nearby) to help visitors to Cynheidre Uchaf understand the agreed legal position when entering the property and for the avoidance of doubt .

Directions

Get to Pontyates (B4309) with CO-OP garage on your right-hand side. Stay on this B4309 up a long steep hill you will get to Cynheidre. Go through the village and as you leave, take the road to the left sign-posted for Sylen Lakes. Continue down this road, over a disused railway line (cycle path) and continue until you see a white bungalow on your right. You need to take the next left track after the bungalow. Go down the track, past the first house on your right and continue through 2 gates (close each behind you before moving onto the next). You will then get to a third gate(again close behind you) which is the start of the land belonging to this property, Cynheidre Uchaf. Proceed to the end of the track. PLEASE NOTE; Be careful if in a low slung vehicle as the track is uneven in places.
