The paddock to the front ensures your views remain yours and offers extra space for the kids or dogs to let off steam when you're not down on the many beaches in the area, or extra space for growing your fruit and veg or to just enjoy! THE OWNERS SAY...

Our first visit to Cnwc y Wylan was love at first sight. Stunning views from nearly every room, the sea at it's majestic best provides an ever-changing visual focal point. We get to see so many elements of nature from the comfort of the sofa; big storms, dramatic sunsets, the sea like glass or crashing against Camaes Head. We've been privileged to regularly see pods of dolphins, seals and even whales. Cosy and snug in the Winter to cool and airy in the Summer, the house suits all seasons.

Easy access to great beaches is also a big plus, Poppit Sands and Mwnt are both short drives with secluded coves just a short walk. Also within walking distance of the house are two fine restaurants, a spa and two golf courses none of which effect the out-of-the-way feeling of Gwbert.

COME ON IN...

Access via UPVC double glazed door into the porch with tiled floor, door into the entrance hall, with wooden flooring, with door leading into another porch area and through into the integral garage, and another door into the Lounge.

The Lounge benefits from wooden floor, Stovax wood burning stove on a slate hearth, stairs to the first floor and outstanding sea views from the large, UPVC double glazed picture window to the front.

An opening leads you into the sun room, with wooden floors, and again has the spectacular sea views to the front and side, UPVC double glazed double doors to the side giving access to the side garden area, the room also benefits from a Stovax wood burning stove.

A door leads in to the Utility area with a W/C and base units, stainless steel sink, space and plumbing for a washing machine, and UPVC double glazed door to the rear giving access to the rear patio area and garden.

On the first floor are two further bedrooms, one with en-suite W/C and both with vanity wash hand basin units. Both also benefit from the most spectacular sea views!

STEP OUTSIDE...

The property is accessed down a no-through road over a cattle grid and benefits from just over half an acre of land in all including a small paddock to the front (0.35 acres) which the owners purchased to ensure that the sea views remained uninterrupted, (covenant in place please see general information notes on this)

Well maintained gardens surround the property which are mainly laid to lawn with flower bed borders and mature shrubs, a patio area to the rear and seating areas to the side to relax and soak up the amazing, far reaching sea views.

There is parking outside the house for one car and further parking for two cars opposite the property in front of the access into the paddock.

This property really is something special, the views are spectacular and viewing is essential to really appreciate all that is on offer here. Properties in this location rarely come on the market.
