Geological experts have warned of a high risk to walkers from unsafe cliffs between Gwbert and Mwnt where Ceredigion County Council proposes developing part of a coastal footpath running from Borth to Cardigan.
A survey on the stability of cliffs adjacent to the route of the proposed footpath was commissioned by Lyn Jenkins who runs Cardigan Island Coastal Farm Park at Gwbert.
The tourist operator is awaiting a hearing in the Court of Appeal against a decision by the county council to route the path through part of his farm park.
He claims that if the path goes through his land it will make the running of his business unviable as visitors will be able to enter free of charge.
Consulting engineers, geologists and applied environmental scientists Earth Science Partnership, who have offices in Cardiff, Richmond, Pembrokeshire and Wesport in Ireland, inspected the cliffs and came to the conclusion that they were unsafe.
The report stated that engineering works to stabilise the cliff face would be impracticable because of the expense involved and that the only other option was to re-route the path.
A spokesperson for Ceredigion County Council said: “This issue is still subject to consideration in the Court of Appeal and therefore the council has no comment to offer.”
