Controversial plans to build homes on Maesglas play area in Cardigan look set to be turned down by planners.
Officers are recommending to Wednesday's development control committee that the scheme for nine new homes is refused.
The report says: "The current submission with its currently proposed mix of dwellings, the reduced level of open space retained, the poor pedestrian links into the play area, the lack of detail regarding surface water disposal submitted and the lack of clarity on the link with Y Rhos is not considered acceptable, and as it stands, recommended for refusal."
